Commercial snow removal in Northeast Ohio: a property manager’s checklist before the first freeze

In Northeast Ohio the first real snow usually shows up in late November, and the best commercial plowing routes fill up well before then. If you manage an office, retail plaza, HOA, medical building or industrial site in Strongsville, Middleburg Heights or nearby, here’s what to settle with your snow removal contractor now — not during the first storm.

1. Walk the property together

A good contractor walks your lot before quoting. Mark curbs, islands, drains, fire lanes and anything a plow could hit. Agree on where snow gets piled so it doesn’t block parking, drainage or sight lines at the exits.

2. Pick your service level

Most commercial lots use a trigger depth — plowing starts at around 2 inches. Properties that are open during storms, like medical offices and 24-hour sites, often need zero-tolerance service, where the lot is cleared and treated continuously. Choose based on when people are actually on your property.

3. Settle salting and de-icing

Ice causes more slip-and-fall claims than snow. Ask when salt is applied (before, during or after a storm), whether it’s included or billed per application, and how refreezing overnight is handled.

4. Don’t forget sidewalks and entrances

Plows clear lots; crews clear walks. Make sure your agreement spells out who shovels and salts sidewalks, entrances, ramps and loading docks — and in what order.

5. Seasonal vs. per-push pricing

Seasonal contracts give you a fixed winter budget. Per-push pricing can cost less in a light year and more in a heavy one. Ask for the terms in writing so there are no surprises in March.

6. Know who answers at 3 a.m.

When it snows overnight you need a real person, not a voicemail. Get a direct number for the owner or crew lead before the season starts.
